What is your availability?

Availability varies by region. Please check out our Communities page, find your preferred region, and contact for an updated list of availability. We are first come, first serve.

How do I apply?

Our application is located online, and can be completed at any time. Applications are $45, - non-refundable -  and must include all adults planning to live in the home. Apply here

How long does the application process take?

Applications can take 2-3 business days to complete. For faster turn around, make sure all adults planning to live in the home are listed, and any documents requested by our property managers have been submitted.

Do you check credit?

We do check credit and criminal background. While we're not specifically looking at your credit score, we are looking for items listed on your credit such as, but not limited to, evictions, repos, utility payments, rental history, etc.

What if I have no credit?

We welcome applicants with and without credit! Additional documentation may be required.

Do you accept Rental Vouchers?

At this current time, we are not accepting vouchers for new move ins. Subject to change, please contact your region's property manager.

How do I get in contact with the property manager?

Please check out our Communities page, and find your current region. Your local office's phone number will be listed. We have lots of residents, so if we're not able to pick up your call, leave us a message, or send us a text. We will help you as soon as possible!

What are the office hours?

Office hours vary by region, property managers, and can even vary by week. We can be reached via phone 9am to 5pm Mon - Fri. We'd be happy to set you up with an appointment, or redirect you to the necessary agent.

How can I check my balance, make payments, etc?

All tenants have access to their own portal here. To sign up, you will need an active email address and an account number, which can be provided for you by calling your local office. In your portal, you can check all outstanding balances, make payments, set up auto payments, and so much more!

We have an app as well, available for both Android and IOS devices. Company code for app: Sunshine

Not tech savvy? No problem. You can always ask for your balance via call/text. Payments can be made through CashPay at your participating CashPay store. For more information about CashPay, as well as location finder, visit their website, or contact your property manager.

How do I request permission for new construction?

All new construction must be approved by management BEFORE work can begin. Your property manager can help you navigate if more permits will be needed from the city/county, zoning, etc. Not all new construction can be approved. Please reach out to your property manager to receive a New Construction application form.

I cannot log into my account, help!

Have no fear, your local property manager can help! Please reach out via call/text to request your account recovery. You will need access to your email account for this process.

Do you have a referral program?

We do!

Tenants that refer a new prospect can be eligible for a $250 promo!

Prospects must be new to our communities, be approved for move in, remain a tenant and make timely payments for 90 days to qualify.

How do I opt out of receiving text message updates?

We often find text messages are the fastest way to get tenants important information they may need, from total payments due, weather alerts, water usage alerts, and more. However, if you wish to opt out of receiving text messages from AHA at any time, simply reply STOP to any text message. Message and data rates may apply.
